Roofs.
These neighborhoods went up anywhere from the mid-1990s to the 2020s, so roof ages vary a lot. Here's what we see on inspections every week.
How Old Is Your Roof?
Barrett Farms
Original roofs are about 25–27 years old. That's past the typical life of a basic 3-tab shingle roof. Most we see here are due or overdue.
Stoney Creek
The mail says Woodstock, but the neighborhood is inside Holly Springs city limits. Original roofs are about 10–19 years old. On the townhome streets, the HOA takes care of the roofs.
Harmony on the Lakes
Wide range here. The first sections are about 20 years old and starting to show it. The newest homes, in The Gardens of Harmony, went up around 2017–2021 and still have time, but storm damage doesn't care about age.
Holly Commons
Homes and townhomes off Hwy 140. Original roofs are about 6–21 years old, the oldest on the mid-2000s homes. We've done several replacements in this neighborhood already.
Crestmont
Off Marble Quarry Road. Original roofs on the 2004–2009 homes are about 17–22 years old, and some have already been replaced. Homes added in the 2010s and 2020s have younger roofs.
Bradshaw Farm
Woodstock addresses, right on the Holly Springs line. Most original roofs here are 25+ years old and past due.
Common Issues We Find
Pipe Boot Failures
The rubber gaskets around plumbing vents dry out and crack after 8–12 years. This is the #1 leak source we find on roofs that are otherwise in decent shape.
Valley Wear
Valleys funnel a lot of water. On roofs over 20 years old, the shingles in the valleys are usually the first to fail. They wear thin, lose their granules, and sometimes have soft decking underneath.
3-Tab Shingles Past Warranty
Many of the late-’90s and early-2000s builds used basic 3-tab shingles with a 20–25 year warranty. If your roof still has flat, uniform shingles with visible slots, it's likely past its expected life.
Granule Loss
Check your gutters after a rain. If you're seeing gritty, sand-like material, that's shingle granules washing off. Some loss is normal. A lot of it means the shingle is breaking down.
Storm Damage You Can't See from the Ground
Hail bruises shingles without always cracking them visibly. Wind lifts edges and breaks the seal strip. Both cause slow leaks that don't show up for months. If a storm came through and your roof is over 15, it's worth having someone look.
Moss & Algae on Shaded Slopes
Neighborhoods off Hickory Road have heavy tree cover. Moss holds moisture against the shingles and speeds up decay. Dark streaks on north-facing slopes are usually algae. It's cosmetic at first, but it shortens the roof's life over time.

Yes. We photograph every slope, write a detailed scope of work, and attend the adjuster meeting at your property. Here’s our full insurance process.
Not necessarily. A 20-year-old roof might have another five years if it was installed well and hasn’t taken significant storm damage. But many of the original roofs from the late ’90s and early 2000s builds are past their expected lifespan, and we see the signs every week: curling edges, granule loss, soft spots near valleys. A free inspection will tell you where yours stands.
Two warranties, not one. First is the GAF manufacturer warranty covering the shingles and system components, up to lifetime limited depending on the product line. Second is our own workmanship guarantee on the installation itself. Because we’re a GAF Certified Plus™ Contractor, we can upgrade the GAF warranty on qualifying roofs by registering them for the GAF Silver Pledge™ Limited Warranty. It covers manufacturing defects in your GAF products. On Timberline HDZ® Shingles, it also covers errors in their installation for 10 years. Tear-off and disposal are included when a repair needs them. We explain all of it before work starts.
